Hello and thank you for your contributions to BP.I’ve been immersed in the BP podcast while going to college studying civil engineering, and I can either do an engineering internship this summer, or shadow an investor.My long term goal is renting and holding mobile home parks and mini storage units, but I’d like to flip some smaller properties to get started.

In all, I will have been in about $100k in soft cost (arch, structural, civil, surveys etc).

I currently am a full time Civil Engineer, and wanted advice on cities to move to where I could get the best bang for my buck as far as real estate, as well as live in a desirable city for someone in their early 30's.

I don't want to drop lots of money to litigate something that may only cost a few thousand to repair, but on the other hand, if it's reasonable to request the previous owner to pay for this, I would like to do so.

It sounds like conflict of interest for government civil service employees. 

If unable to foreclose non-judicial, there's an expedited section of the Texas Civil Procedure for judicial foreclosure.Judicial foreclosure will be more expensive than non-judicial. 

Also, make sure you get everything in writing - no phone calls so you have documentation if you do have to proceed with litigation.  

Of course it’s a holiday weekend and will not be able to go down to sheriffs civil and litigation until Tuesday.
