I want to open up a kitchen, gut two bathrooms, get rid of a 35” x 35” closets, and open up the basement (where I have a couple of walls, floating ceiling and carpeted flooring).Your opinion would be greatly appreciated.

I recently looked at a duplex and wanted to get some thoughts on if these items should be factored into the offer price:The water heaters were over 10 years old, both gas furnaces were over 10 years old, the water was not separately metered, the front porch (cement) had some cracks in it, and both units would need some paint and new carpeting. 

No drywall to replace , no painting , no carpet .  

Paid for the carpet shampooing (not a requirement because I usually do it).

Replacing carpet with vinyl hardwood, interior and exterior paint, replace A/C unit, minor concrete work etc.

The place needs some cleaning up, carpet and paint but overall is an easy fix.

I've already put new floors over all the tiles, except in the bedrooms which I'm bringing Lowes in to install carpeting over these asbestos tiles. 

I explain to the prospective tenants that in exchange for lower rents I expect tenants to adhere to maintenance rules such as yearly carpet cleaning, monthly house cleaning, AC filter changes etc.

We started getting bids and guarantees from city government, Burlington Northern Railroad,  Utilities, Carpet Layers, House Movers, Insurers,  Landscapers, etc. 

If it's small (paint/carpet/counters), 20ish could be okay.
