With those numbers you are bordering on war zone neighborhoods.

There seem to be many promising areas just oustide the quebec border in ontario that cash flow better than most in montreal, and there is less of an issue with language barrier for contractors and such if this is a problem for some

It is only bordered by another residential property on one side, and the far end is adjacent to land that is owned by what appears to be a sand and gravel company.

Or  Edgewood and its immediate borders vs deeper into Wilkinsburg or Swissvale.  

Upper irvington is much better than lower irvington (the section east of Garden state parkway North and borders Newark).

Hi Peter - I originally moved over to the island 20 years ago (pre-R.E.) and I'm glad I've found myself here as the prices have not skyrocketed like back on the mainland and while difficult compared to south of the border, one's still able to buy a simple rental and get a positive cash flow which, when combined with patience yields the ultimate dividend.Nanaimo's definitely an interesting place with a number of parallel markets in play.

Ive found that the price/rent ratio is a little better on the MD side of the border, but you are paying a little bit more in transfer taxes up front.
