There seem to be many promising areas just oustide the quebec border in ontario that cash flow better than most in montreal, and there is less of an issue with language barrier for contractors and such if this is a problem for some

Hi Peter - I originally moved over to the island 20 years ago (pre-R.E.) and I'm glad I've found myself here as the prices have not skyrocketed like back on the mainland and while difficult compared to south of the border, one's still able to buy a simple rental and get a positive cash flow which, when combined with patience yields the ultimate dividend.Nanaimo's definitely an interesting place with a number of parallel markets in play.

Ive found that the price/rent ratio is a little better on the MD side of the border, but you are paying a little bit more in transfer taxes up front.

I was always fascinated by seeing something being made possible from just an idea on paper.I am hoping this website will provide me with a wealth of invaluable information and advice as I work to be a real estate investor.My very first project (which I'm still in the planning stages of) is my first home which I will use as my springboard/dive in to real estate investing and construction: I am hoping to buy a house in its foreclosure/short sale stage or a fairly run down property and subsequently "remodel" (but really rebuild) from ground up.My budget is tight and could be bordering unrealistic for the type of house I want and the neighborhood I'm looking at, but I don't give up too easily and believe that if I ask enough people enough questions, I can just about make it :)Anyway, that's me!
