Pro tip--make sure your exhaust fan in the bathroom is vented to the atmosphere--meaning out to the outside.....go out the roof or out the side of the unit or secured to an opening in a soffit vent grille off the house.

We added a hot tub to our studio thats 6 blocks back from the beach and it won't stop booking.

On a rental that’s not generating income is it any different book keeping wise then you would for a rental that’s is making money Or what are good things to know or learn Thank you !

So prompt responses to inquiries generally get the bookings.

At that point I dont know investing would make any sense, I have heard scary stories I was thinking about short term rentals but that needs constant cleaning after guests and conpetition is very high my friend spent almost 200k out of pockets to buy a property for airbnb and he got 17 bookings per year....

Another great property management starter book was Landlording on Autopilot - Mike Butler.

I used Hostaway for the last year and the they recently snuck in a 1.8% fee for our direct booking site.
