Example: Lease says -'Tenant agrees that upon non-payment Landlord may self-evict Tenant after 10 days' - Tenant agreed, Landlord agreed, a there's even a written instrument ---- Self-eviction still NOT legal if Tenant protests; because your Lease can not supersede the law and that law is interpreted by a judge and that judge may actually find you, the Landlord, as trying to circumvent the law and there may be real repercussions from doing so. 

There are no instruments that will give you a monthly payment that's 2% of the balance divided by 12.

I think with how things are automated- zaps, etc it can be done. 

In the end, my attorney located someone at the original mortgage company who agreed to sign an instrument stating that no monies were owed but the original note was long gone.

There are some paid subscriptions that try to automate some of the process, but they all tend to have their limitations.

What I bring to the table:- Stable income/employment history- Handy and technically minded- Great with excel and programming, should translate well to custom analysis tools and automation- Commitment and discipline to spend the next decade grinding and doing whatever (legally and ethically) it takes to be successful.Thank you for taking the time to read this, and thank you to everyone involved with bigger pockets for facilitating this community.

I literally have to cut and paste my ad (along with my pre-screening questions) into a response to these quasi-automated inquiries.   

Podio is a great data aggregator while ActiveCampaign is a super powerful tag-based marketing automation system... amazing for outbound direct mail, drip campaigns, text, sly broadcast, etc....

And my wife for the support.The best part of it all is we just found out we’re having a baby girl early next year and we added $100 automated principal payment each month to our 30yr fixed mortgage so that it amortizes when she turns 18 as @brandonturner suggests.I’m so grateful for bIggerpockets and the community it’s formed to inspire and support me through this journey.Next year I hope to do my first BRRR!
