Any federal law is the minimum the states are well within their rights to amend more laws on top of the minimum as long as they are adhering to the federal regulations.

The cleanest, but perhaps not the easiest to make happen, convince/pay the former owners, assuming one of them is the trustee, sign a QCD.Here, the bank would have to reopen and amend the foreclosure.....not a start over from scratch.

You can still rent to a group of people under one lease, you would just need to amend it if they had someone move out and had a new roommate move it.I have had several tenants which were roommates and just knew each other through work or school.

So in shot- there is nothing to consider- it's a requirement and if you haven't been doing it you should find a tax professional to correct it via amendment or 3115.

The other side of the duplex has some minor issues of conduct, but I can handle those with a few property amendments (like adding a fenced in place to smoke outside and more garbage cans for the whole building) and a brief conversation.
