I have retired form door to door and I am now focusing on all aspects of real estate as well as acting (film actor), being a studio musician, motivational speaking and being the best husband and father I can be.  

I feel like SFR's are undervalued because people are either irrational financial actors (buy more than they can afford, get divorced, etc) or have fragile finances (i.e. lose a job, can't pay for the house, inherit a house they can't pay for, etc).  

We are also starting to book some long term stays from actors in nearby playhouse square.

So while my kids were collecting tons of candy I started a conversation with one of the tenanst and come to find out he is married to the owners niece.  

Eviction notices are posted all the time "around the holidays" because of coincidence: Bad actors don't stop acting badly around the holidays and need to be dealt with in an appropriately legal manner.

The bad actors drive out the good actors and the desperate landlord is stuck with more bad actors to fill the vacancies.

However, this was difficult in my JV situation since I did not own the deal so I could not easily swap out any bad actors.

Is there some magic pool of investors who hand out their money like it’s candy that I’m missing here??
