If you need additional capital outside what a traditional bank or credit union would give you on the debt side, maybe start exploring higher leverage private credit / hard money options.

this can be gotten at a credit union on bank as an unsecured personal loan . some have for upto 84 months 

Here in NW Florida, there's tons of options to house hack really nice homes if you rent by the bedroom or separate in law spaces through MTR to military or traveling nurses. 

I'm not familiar with what Cambridge might offer, but finding something without MI would only be small/local banks or credit unions like that with some portfolio product. 

There might be some local banks and credit unions that go slightly higher.
