Same with with an inheritance and possibly settlements, can’t remember for sure on the last one but either way if there is a judgement you have a much better chance if getting paid someday.

Take the hit, take the rest you wind-fall and do what ever you want.Have fun with your cash - be conservative and always ask for seller financing when making offers to buy - we call it "contract candy", anything the seller can add, all the furniture, car, cash back at settlement, seller financing, a lot he may own, a home warranty - etc (also called "can-adds).

The settlement date was in March so unless there is some statute that tolls, I doubt it.I don't think the attorney in fact can help resolve this situation at all... the principal is dead.If Jared really wants this property he'll likely have to start over with the heir(s).

So for 150k property, that would be $300.Wire transfer fee $25.I only done couple of cash transactions so this is the best i can provide just by looking at my settlement statements.I always use the same attorney.

Typically in PA I have seen transfer tax split between buyer and seller on the settlement statement.
