If you are looking for a place to move yourself before beginning investing, I think you have made a great choice in choosing Virginia over Maryland or DC in terms of the local metro area.

Yes its called a participation agreement but they all need to be in alignment and agreement.The other option is to raise is through syndication which gets a lot more expensive setup then each investor would be pari passu but would be easier for investors to agree to these terms than doing a participation agreement. 

I'm currently interested in metro areas in Ohio, namely Dayton, Cincinnati, and Akron, as well as Huntsville and Tuscaloosa, AL.

Metro has seemed to "settle" and has found a middle ground on STR regs and not much has changed over the past few years.

I live in the Portland metro area and I am looking at investing into a multifamily, or singlefamily home I can house hack and eventually turn into a rental.

I like the B and C class rentals in Denver metro for that reason because there is a larger tenant base that can qualify and still cover the mortgage through job loss, divorce, recessions, etc.
