Someone on this forum might know more about this tactic from a legal perspective but I've used it successfully in the past.

If you have already been looking at places, you need focused information fast and advice on specific deals and tactics.

Options are not easy anymore, they can be done safely and with profit motives, but you'll not be getting all the current stipulations from other investors or gurus using outdated tactics, to the contrary, your deal can blow up relying on old tactics.Caution again, you cannot require a buyer (optionee) to perform any obligation in an option contract, tying performance under a lease to the option certainly becomes an installment sale.

I know nothing of them, but by their marketing tactics, I would steer well clear.   

Be it yellow letters, custom postcards, etc. it seems that this tactic of REI marketing is alive and fruitful here in CO.
