Here is a walk-through video on one of my Milwaukee BRRRRs: it did not cash flow initially, but in the long run it absolutely pays off.

If the class of neighborhood is C or D, this will be more difficult/ In terms of getting better bang for your buck, usually the strategy would be to buy a little beatdown home in a nice neighborhood, as this tends to get you a higher value once you put a bit of work in.

Kind of like the 1k deposit on a Air bnb where U can buy the same type of insurance for 50 to 70 bucks one time. 

It obviously would not hit the 1% rule, but should be positive cash flow by maybe a couple hundred bucks a month when we move out. 

.; you might spend a couple hundred bucks on tenant screening, but a new roof might cost $20k+).Back when I was house hacking regularly, one of the most significant "costs" was the cost of my time and effort to acquire tenants (which includes all the time and effort of posting ads, responding to inquiries, answering questions, doing viewings, screening applicants, managing tenants once they were in-place, etc.).

You could also get a home warranty for the first two years for a couple hundred bucks.

And 20% of the time they are 20% off.What I found that it works pretty well in uniform neighborhoods like some of the older Milwaukee suburbs. 

Also time is money, I spent $3500 bucks and I’ve already have 5 properties.
