Find out if your local board/MLS allows unlicensed assistants...you'd work for/under a licensee and be able to access the MLS, but not practice real estate.

@Brandon Poe you are right - the vast majority of agents lasts only a year or two and their "lifestyle" is typically burn the candle on both ends and talk to their clients at 11pm, or they are hobbyists and don't do much at all - under 5 deals a year for over 80% of licensees. 

I would pay an assignment fee to a licensee through their broker but not to a non-licensee. 

Getting a license is fairly straight forward, but if you become a licensee just to represent yourself then you will be missing out on a valuable part of your real estate team.

This is pretty interesting, and I wonder if it is sort of a cultural difference between my area of the country and perhaps the other areas respondents are from, that I see a really big deal with two licensees breaking the law, and everyone else is just kind of casual about it. 

You might consider only dealing with licensees.

Are you a licensee or an unlicensed broker skirting the law?

It surprises me that LEGAL LICENSEES with education, testing, oversight, etc don't see anything wrong with those practicing real estate without a license.
