Some exterior walls were 2x3 stud construction and and 2x2 was not uncommon with many manufacturers for interior walls.

This is a multifamily property, even if I am the only one perform at interior pest control and if neighbors don't, we are not sure how effective it would be.  

I wanted to use a contract that I plan to work with in the future, but you're correct @Mark Gallagher in that I may have chosen to only have them as my mold remediators (for two houses getting mold remediation of all exterior and interior walls I figured $20K was pretty reasonable btw) and I was going to get a different contractor for the house restoration and remodel as I felt his quotes were a bit high.

I worked in the interior design and event business in Napa Valley during college and for a couple years after and I loved it.

Generally speaking, you will not have access to the interior to determine its condition prior to the application, nor at anytime during the process.These are not programs for the faint at heart, and none of them will permit wholesaling or assignments of contract, so if you pursue any of these, be prepared to put the money in once it's yours.

The home needs a lot of work, including lead paint removal, some asbestos removal (don't know of the extent yet but I'm planning for the worst), new roof, new siding, rewiring, and an interior gut and reno (kitchens, bathrooms, etc).

The Numbers: The house was a short sale, listed at $200,000. 1962, all original interior, bad shape, 1500 sq ft up, and 950 down.

So,,,, interior paint sticks?
