There are very few specific reasons you can use to get a tenant out.If you are going to buy rentals in NJ, I suggest that you get a very good grasp on NJ landlord/ tenant laws before you buy.You are going to find good deals where the seller simply can not cope with a very difficult tenant and can't get them out.
