One unplanned trip to a property can wipe out a lot of profits once you factor in plane, hotel, car rental, etc.

I find it funny , strange , and plane weird that 10k a month is the goal of so many ivestors IE if I can just get to 10K a month all my problems will be solved and I can live the life I dreamed of etc etc...

@Josh Reynolds I've offered 500 to local mailmen/women, UPS drivers and fed ex drivers . there the ones on the dead end streets and areas that aren't out in the open.

Another option is to make sure you're pre approved for a loan amount to buy in your desired area, if you're not pre approved maybe ask a family member who is not planing to invest or request loans in the next 5-10  years to   co sign on loan.  

Old doors are sometimes oddly shaped, as in not square or in a nice plane, because they have been tweaked over the years.

I assume Fedex does as well?

In your case you are not planing on reselling soon as you will keep it as a rental so buying makes sense - Maybe.
