I guess I need to make one more thing clear, I haven't purchased a home in over a dozen years so I am just trying to avoid what would essentially be a "rookie" mistake.The listing agent may end up doing dual agency and remain neutral.

The cost and time of locating a purchase for a buyer can be substantial.Some states do not allow dual agency, where you are representing both a Buyer and a Seller in a transaction.  

The only time you'd work with the listing agent is if both the buyer and seller agree to dual agency which allows the same agent to represent both the buyer and the seller in the same transaction.

A dual agent is NEVER a good idea.

Since you are still in high school, I would recommend that you take as many dual enrollment classes as you possibly can while they are still cheap/free.

I understand the concept of fiduciary duty and a dual agent, but I'm not understanding how a buyer's representative would benefit by pushing for a lower purchase price (and thus lower commission).Assuming one does want to interview and 'hire' a real estate broker, should they be local to the target city or is it enough if they're familiar with the general region?
