I will be doing the following for them: Digital Marketing: setting up and deploying automated email campaigns, helping them with the design and layout of their direct mail pieces, helping to pull lists from a database (Rebo Gateway), marketing strategy to determine who to target, frequency, etc., recommended and maintaining software, systems, and lead databases. 

not even sure where they get them unless its just automated off of tax records..

I don't know if you do, but if you don't, I'd encourage you to work an automated system into place for doing so.

It automates all of the initial communication back and forth with web leads, but allows you to tweak and adjust everything about your campaign. 

I was actually already pulling this list from MyReiPro, but was more so looking to see how others were automating the tasks and communication using a VA.  2018 is dedicated to me freeing myself from a bunch of extra work.

The fees can be a few %, but it's automated and again, they can pay both deposit and rent. 

My best advice, to anyone, is to determine what/where you are looking, be automated in your searches, get financing in order, move quickly on deals and most definitely feel free to reach out to others that know the markets you are interested in.

Don't get caught up in all the details or automations.

I am a graduate of Rose-Hulman Institute of Technology as a Computer Engineer working from home as a NoSQL database developer although most of my career has been spent as an automation and systems engineer.I am a new player in the real estate game having started the marathon just 2 years ago when I attended a Guru real estate seminar.
