Eventually I would like to diversify and have properties in Arizona as well, and perhaps it is THOSE properties that will lend themselves more to BRRRR and out here in LA/Orange County/Ventura County I will just focus more on flips.

skip the math test .. then do them at the end.. if you want other wise just mark C on each and you will get one right... you should get 90% or better on the rest of the test and the math is irrelevant. that said I am a map guy and love legal descriptions and all that stuff and know it better than most.. having sold land most of my career.. but I simply did not want to waste time during the test when I know I had already aced it..

@Art Maydan,i would take a box of donuts and couple coffees to your local home depot/lowes/menards/ace hardware. and talk with the guy in hardware department. and seeing you don't know about studs, to the guy in lumber too. you really need a bit of education on construction side....
