Inspection came back and I estimate $15k repairs (which includes $5k for two trees to be removed hanging over the roof, and $5k for a back deck that is wood leading to concrete stairs - terrible construction).

There is a sump pump in the new poured concrete side, but the water must be 5-6" high to spill over the concrete dividing the two rooms.

As I write this, I am having a radiant gas-powered 150ft heated driveway installed (it's a steep driveway that faces north) and I will be relisting this property in a week as soon as the new concrete is poured.I'm wondering if I have it listed way too low, and if this could be a reason it hasn't sold yet.

Once the rentals are free and clear then 1031 them into passive cash flowing 1031 compliant properties - either properties you buy with good management in place, or full or fractional NNN properties with strong commercial leases in place guaranteed by national tenants.

Main problem is, there is what looks like 1-2 feet of still dark water sitting in the basement ( completely concrete unfinished basement no drywall or flooring).
