@Mac Boeve if I had a dollar for every applicant claiming identify theft, they only cosigned for a relative or friend, they're working out a payment plan on that chargeoff or they have no idea what that is, so it must not be theirs - I wouldn't be here on BP!

We went to go see a house that is below market value however, the house needs quite some work. 

We usually don't work with those who haven't done that yet.

I want to start out doing assignment contracts because of my financial status and would be easier to work with.

On the MLS, worked directly with the broker.

Would need to know a bit more with your situation, but we typically work with guys in the NHL who might be starting out and are looking for some possible help on getting into their first home.
