Hi @Jd Martin,I haven't seen the algorithm, but when I see something that is "updated overnight," I read it in part as  giving weight to "who had a very contributory day." 

I managed to scrounge up enough money and had a mentor to help guide me, so my knowledge/money/support side was firmly weighted towards the last two, and mostly the third since my mentor is awesomely knowledgeable. 

For me personally, there is a lot of upkeep and maintenance, along with increased liability for insurance.

I only ask because I can feel the weight in your initial post.Getting into RE, especially as a broker if you wanted can be financially beneficial and maybe pay that debt off in 3-5 years.

All of mine is tied up with upkeep on the LLC owned house and rent here in TX. 

If they can't pay for utilities or have no cash to deal with even the smallest cleanliness or upkeep requirements, or move their non operational vehicle from the yard, that's going to directly affect your property.

Also on the topic of a roof top garden, which sounds like one hell of a lawsuit without a fence, I'd have a structural engineer spec the weight capabilities of your building.

I think taking the full responsibility off renter may help with long term upkeep. 

It has about $40,000/year of mortgage/insurance/utilities/taxes/upkeep, but I gross about $25,000/year in rent, so it ends up costing me about $1,200/month. 

And you are at the mercy of the association regarding upkeep of the property.
