I am a newbie investor who is looking at the delinquent tax deed inventory held by various states.

I'm hearing alot of companies are stopping to insure older apartment buildings and wondering which companies other investors are having luck with for multifamilies in the Kansas City Missouri areas.

To buy in enough volume to support working with investors, you have to bid top dollar to get enough liens. 

Further, we understand that many real estate investors view the use of leverage as key to the benefits of real estate investment, and that we wouldn’t receive any of that benefit through this transaction.What do people think?

However, if you are just looking for recommendations on what banks other investors are using, I am happy to throw my vote in. 

In the Wayne County Michigan area for a duplex that's renovated, what are cap rates in that area an investor would seem to look for?

Even if you aren't ready to buy, it will give you so much insight as to what properties are in what areas, how much they cost, etc.I'm an agent here in Pittsburgh and I work strictly with investors.

So a deal that look great to one investor will look horrible to another and vice versa.
