These look appealing.

While I can see the appeal of going with a cheaper used unit, there is no guarantee it wont succumb quickly and out your right back in the same situation.

In a walk through, you can verify that the utilities are split and can visually inspect the condition they are in. 

I eventually won, but it was tossed out by a couple of judges along the way before it was appealed and re-appealed and went to the 9th Circuit and was remanded again, where I won.

Garden City and Dodge City KS which are cities out in the middle of nowwhere are "cleaner" have far better curb appeal and have better development plans than Topeka does. 

There are many great duplex's in LA from what I have seen but I am trying to get the best bang for my buck. lol The out of state is appealing but I am not sure how to handle it since I am completely new to investing.

If you can figure out what they want/need/motivates them you might be able to tailor offers to make them more appealing.
