The Augusta REIA meets the 2nd Thursday of each month at the Columbia County Library (Facebook is the best place to keep track), and another group called AORE (The Art of Real Estate) meets at the Savannah Rapids Pavilion on the 2nd Saturday of each month.

They become part of a family.IF hard times fall, I help them out because I know that once you get past my tenant screening process.... you are a good and responsible person and the only way you can fall may be some emotional or economical situation which is beyond your control for now.For instance, there were a number of tenants that JUST graduated from a close by Art and Architectural school, had been working for a few years, but suddenly lost their jobs during the financial crisis.I didn't threaten to evict them or anything like that.

Keep in mind that in my area virtually all side by side attached "Duplexes" are titled and owned by two separate owners.

I felt like a lot of time and gas had been wasted walking through these properties.I have another idea to prevent wasting time/money, that I think may be better but I'd like some opinions on it...Would it be a bad idea to make offers based off of photos/virtual tours, if said offer gets accepted, use my inspection period to walk through and either go through with it or back out?
