So I have a tenant moving out at the end of the month and is not open to allowing me to show the house to pre-screened potential tenants in a supervised fashion with a totally flexible schedule.  

Hi,For anyone who's found a quality local partner outside your own area, how did you find them and what was your screening process?

One of the many things I find myself repeating to clients in this situation is to put as much effort as you can into screening potential tenants before hand.

As is it now, I'm looking at a screen on my pc that tells me to sit tight, as soon as the webinar creator logs in I'll be re directed to the live room? 

I trusted the seller because he was sooo nice during this process and was a established investor, I figured he would know how to screen tenants properly so I just said a little prayer that he picked good people and everything would turn out ok...

So far they have not charged for anything after installation (screens, latches, re-caulk).  

This time when I chose the tenant I followed the screening process carefully, looked into their past (criminal and credit), reviewed as much about their lives as possible.

Does anyone already have a good tenant screening form/checklist they use while processing applications?  

Just saw a major red flag when doing my due diligence on a prospective tenant. Did a rental verification and the landlord says they owe back rent. They list the reason for leaving as property needs major repair. No ev...

Assuming the prospective replacement tenant matches all of your screening criteria and can put up the appropriate deposit of his own, no.At that point, you would see 0 loss of income, yet still be penalizing the tenant - notwithstanding any legality questions, that feels like bad business practice.
