Commercial agents get cut out of deals waaaaay more than residential agents, so we need to know you're  not looking to be cheap, that you value our services and can commit to paying us.I'm not saying you haven't done all of this, but again you will be amazed at how many people want to use us to pay nothing to get everything.

I understand the vacancy issue, and I may have  jumbled my train of thought, I don't foresee any repairs being needed because of all the work I put into it, but vacancy is a real concern.

I wanted to know if y’all know of anything good skip trace services that would get me the homeowners cell phone number and if so, what price I’ll would be looking at for the services?

It does happen.You could use a servicing company with a wrap. 

The problem with allowing this behavior is that you are training them on how to treat you and they may be likely to pull the same thing in the future cause as they may think that you are a pushover-   Now they may be long term tenants with a good history of payments and this may be a special situation that they need to get over and obviously that merits a case by case review - but generally speaking   you should start the eviction process as soon as  your state allows - it is always possible to cancel it if they pay and you choose to accept it - but at least you will let them know that non-payment is not an option that you will put up with.

That's a nice training ground!
