This is a major red flag to me.

So much of this doesn’t make sense to me.

I don't think he did because he contacted me over a week after the incident occurred asking if I "fixed the leak" yet, because he wanted to get some estimates for repair and send them to me. 

As our family grows she will cut down to part time so my thinking is (correct me if I'm wrong) that banks will not lend as much to her as they will to me.

If it takes him 3 months to get it up to par doesn't matter if you close in June since it wouldn't be ready either way.It seems to me (theory craft only) you want the house ready for move in around 1 month prior to school start.
