To make the hunting leases more valuable you could thrown an old camper on the property with an outhouse/ cassette toilet to attract more people maybe? 

Depending on the layout of the bathroom the toilet and sink might have to be removed to do the work .

You can still make money and invest in real estate while in school but if you do not get that degree you more than likely will not go back and get it if things do not pan out the way you want them to.
