Prices in the Phoenix area are on the rise and maybe it will take a longer period of time to recoup your money, but would look into doing a HARP - your lender can do this, but so can most lenders - time to shop around!

Credit score is a function of available credit to usage.The algorithm punishes you for using most of your available credit lines.For example take 10,000 a your credit limit.7,500 or more used really hurts your score, 5,000 or more is neutral, and 3,300 or less helps your score.So 75% hurt,50% is okay, 33% or under helps.If CC's are high you can do a combo of paying some down and also asking for a credit limit increase which will lower your balance to usage ratio and should help your score rise some again.No legal advice.

If it was only for real estate I would probably just go to Milwaukee, Wi. or Chicago as I have friends there and even a company branch will help with work and than invest to Milwaukee, but there is no mountains around and average temperature is kind of cold.Texas and Florida on opposite side.I was thinking to rent 2 bedroom for $600-700 range, get some cash reserves and starts on 50-100k deals.

So maybe simply speak to them, let them know that you can no longer allow the rents to be so far under market, and give them some options, maybe one more year lease term to find another place, so plenty of notice that rents will be rising substantially, or that you're willing to pay them x amount, $6000 or so (which you'd likely make up in a year's difference in market rents) if they vacate in 2 months' time, to be paid in full when they hand over the unit in good condition.

If it is a rising area with a lot of flip properties it may be worth replacing if you will get it back out of it.
