You might consider Niche or Specialized Housing like student housing.

Does your current 401k allow for participant loans?

Don't limit yourself to just those investors in your back yard. there are plenty across the country that are willing to buy a good deal where ever it is.I have a lot of students in Detroit, and what they have discovered is that they're sitting on a gold mine since the prices are so low there.

If you want to advertise you properties or services, you will need to first participate in the discussions, then you can post in the deal making forums.

Remember I'm 9 hrs ahead of central time.I've heard people say that they have students do it all the time.

it's a felony in my state to participate in this type of transaction.

I do hope to be able to contribute something positive here and welcome the opportunity to participate.

I see there are a few others on here from my local area...Some of which I know, and others that I have not met yet...I have no idea what to consider myself - I have had one rental property for about 10 years, and then I bought another about 2 years ago - but then bought 2 more within the past year & a half...so - seasoned - possibly...but definitely still learning...I am in a precarious position right now (middle of fairly ugly divorce) - with a 14 yr old teenager...who lives with (ok - being poisoned by) her mother...ok - enough about me...When this is finally over - I have goals of adding to my portfolio - after clearing out some "old luggage", so to speak.....My credit is still fantastic - and I will have some equity to use for financing - so hopefully in the next year - I will be speaking with a few of you wholesalers around my area.....Thanks - Looking forward to being an active participant....
