I had no idea and no warning that the appraised value would affect the loan (only 63.8% loan to appraised value) and it's adding about $4k to the closing costs.  

@Richard S Myers Yes, most times family and friends will tell you their experience with real estate and warn against it if they had negative experiences.

One of my high-earning clients invested couple years ago in an oil business, against my warning.

I guess you should also be warned that once you get that first deal done, it seems to get in your blood and you can't wait to find the next one, what starts out as a little investment becomes a fixation of sort...At least it did for me.

I agree with the posts warning of investing with family but those views are already conveyed well.
