So how is it that many of these states, particularly the southern ones, are seeing solid appreciation despite a potentially large supply of cheap inventory in the pipeline?

Of course you would still need to supply some data manually, such as estimated repair costs, utilities, etc.

It is in my lease that tenant must replace filters and batteries in smoke alarms.  

They finally had to have an attendant on duty as most would smoke while pumping regardless of large no smoking signs & a recent fire that did not prevail upon their intelligence.

I can see removing gas supplies in bedrooms since they're obsolete, but I wouldn't absorb that expense on a "what if" when it's common practice to use gas for cooking. 

I think supply just needs to catch up with demand.

working around peoples prized possessions is anything but fun and will cost you a lot more. trust me ...you do not want to live in a rehab ...your lungs were not supplied with filters you change every so often...  

With demand outpacing supply and multiple bids occurring on most properties, get ready for lots of activity. 

There aren't a bunch of bad loans being created which are doomed to fail in the next few years...It's just a matter of supply and demand, and I don't see any massive changes in supply that would make a big impact.The deals are there, they are just hard to come by.
