My wife and I do have handyman skills so would be doing much of the work ourselves.

He's done work for some big power player investors in San Antonio like Keith Jones, and right now he's working on a full rehab on one of my rental investor's properties in Denver Heights.For smaller jobs I would just recommend a handyman or a skilled handyman.

If not tag/ sticker, google ninja skills will help, call most common couple providers and do the same.

Unfortunately, that solution takes a highly competent hardwood flooring guy to do well, and there aren't that many of them left in a trade that more and more relies on minimally-skilled subs these days.So the usual solution these days is to chop out the offending section, put in a simple patch of 3/4 inch plywood, and lay carpet/laminate/vinyl flooring over the whole hardwood floor.

For now, we are living with family to save money until the end of the year.After scoping out the Nashville area I like these areas, (Bellevue, East Nashville and South Nashville) I have the capability of flipping a house even with my traveling job because I have the sub-contractors and skills to perform the work.
