Prior to reading this book, I'd simply use the "% of rents" strategy, which I always found to be a little inaccurate because it's based on averages, and what rental property is "average", right?

I would simply make a plan for if you had to pay taxes and penalties and if you can still make it work if that happens than do it.

Assuming you occupy one of the units, the costs associated with your unit are not expensed or depreciated at all…they simply raise your cost basis for gain calculations when you sell.

You can get these books for very little money on Amazon.com and usually for even less on Alibris.com.I'm not a big fan of simply telling people that they can learn everything they need to on YouTube.

@Fabian G.Happens all the time here, your Realtor (if you used one) should have educated you on the pipes.However in this hot market it’s very common for buyers to move forward with the piping as is.I imagine it will be difficult and expensive to hold your inspector accountable so it would probably be best to negotiate with the buyer or find a buyer who doesn’t care.I recently sold a unit to a buyer whom I warned about the potential issues and he simply didn’t care and moved forward with the transaction.

Anyway, I'd like to add some language into the lease addendum for the next tenant that requires a penalty for simply walking away.
