Bedrooms and living room new ceiling fans with LED lighting, Crown molding in living room and new tall baseboards throughout.  

This is why I am a bigger fan of buy and hold strategies with cashflowing properties so you don't get stuck in a bad situation.

If you were in my shoes, how would you proceed? 

I was wondering if any one could give me advice or assistance on what they would do if they were in my shoes.

I was not a fan of kissing kissimmee  when I visited there a year ago a lot of pawn and gun shops.

I tore out some closet ceiling and put a fan in to circulate air and the water passed through the walls to the basement pretty quickly with no standing time.Also, this may have been an existing issue from the previous owner.

I would have loved to be in your shoes when I first started out. 

I am new to the Bigger Pockets community, but I've been a big fan for the past three years.

The water damaging the floors in other rooms is minimal you can only feel it underneath, dehumidifiers and fans are set up.

@Jacob Stahl if I were in your shoes I would go for with the least down payment and secure either the 7/1 or 10/1.
