Weed got me into the drug world it was a stepping stone for sure and caused me much grief in life  .

What’s the next step I should do I want the property bit done want to go past 45k a building next door went for 33k

Nobody should look at them as any form of training or education as a lot of things/steps are left out of the shows.Mostly, the critical tasks needed to be successful in flipping aren’t shown:- how to find properties- how to determine ARV- how to determine the budget NEEDED to rehab the house to meet that ARV- carrying and closing costs- TIME!!!!!

I’m confident in my ability to do a lot of the work on the house If need be however I don’t own all the proper tools to do so and there is stIll a lot of steps that go into flipping I don’t have experience in (I.e. tile, flooring, sheet rock) due to previous jobs I have relationships with a large multitude of contractors, electricians, plumbers, carpenters etc I don’t have a specific house picked out at the moment however I do have several target neighborhoods I’ve been keeping an eye on.

There is no capital gains tax for the sale of that property, not federal anyway.....heirs get a “stepped up” basis, as if they bought the property for market value. 

I have to step out of the rain shower to lather up, and then I'm freezing my butt off because I'm no longer standing under warm water.
