As long as we have ample, healthy cash flow, we can service our debt and cover our expenses which allows us to hold our investment.

For my personal properties, I may send out a handyman and an AC service once a year.

Task rabbit is that service  perhaps people can get you that chicken noodle soup if you are sick in bed and no one can be there for you. 

If all goes as planned I hope to begin investing in February (after the wedding); until then I'll be building contacts, browsing the MLS, and doing calculations on properties i find.A bit about myself; my father raised me to be independent and do manual labor myself and now because of him, I do many of the home repairs myself and like to believe I'm fully capable of being my own property manager (currently own a home i purchased thinking i could grow into).

I was ready to show the lease provision in which the tenant is responsible for repair and upkeep of the property and to report any service issues immediately, and I was also ready to be very firm (even if it went to court) on the idea that no mitigation would be considered before issue was reported.

But what if the bedbugs are service bugs?

It's tempting to try to be a do gooder and accept a security deposit provided by a social services agency or nonprofit.   

@Justine Scheuher I'm with everyone else in that your partner should receive a pretty low stake, or just pay your partner for services rather than give away equity.
