I am not exactly sure but on all the deals I fund in that state.there are many fee's that need to be paid to transfer title. these are county city school  Tranfer tax  I would go to the county recorders office and ask them what has to be provided to record the transfer deed thats a free way to know what is required.

, and the quality/reputation of the schools as a backup in case your place is not appealing to students...lots to consider...In any case, though, the KEY if you want to pursue rentals here, both since you're out of state and since you're not here to manage them, is the Property Management piece.

I know I am on some kind of free email from them that will give info like there are 7 sales in Kansas this month, but that doesn't tell you much...so I'm guessing for a fee they will in turn tell you which cities or counties or school districts or taxing entity is having the sale.Your local sales are probably what you want in reality...call or better yet GO to your tax office or appraisal district and inquire.

This info will give you a decent idea of what to expect and help filter down your search to a few cities.Some of the metrics that the survey provides and that I find valuable to understand are:- Population - Home Values- Household Incomes- Rental Vacancy Rate- Homeowner Vacancy Rate- Poverty Rate- Educational Attainment Rate (High School/GED & Bachelors)- Number of Housing Unit- Rent to Income Ratio- Rent to Price Ratio- Population on SNAPS (supplemental nutrition assistance program) percentage- Property Tax Rate- Median Age of Buildings- Number of Structures by Units (SFR, Duplex, Triplex, Quadplex, etc...)- Median Rents by Number of Bedrooms- Unemployment Rate- Employment Sectors Percentages These are just some of the indicators that will help you understand the quality of an area as well as the kinds of returns one is to except.Also take into consideration the direction in which each of these market indicators are trending.
