None of these transactions should be performed alone as squatters can be exceedingly dangerous.Given this signed document you can feel safe in purchasing the property but be aware that it is likely that the squatters will attempt to return to the property if not secured properly.

Like  a Seattle funding.. or Lima or others... but I find the closer the lender is to the property the easier it is.will be interesting to see where the B2R and Colony funding arms end up... as they enter the space with Billions..Along with the Crowdfunding sites that are getting some pretty good traction in the debt space.. they are a little spread out to give any local lender much competition but if they concentrated on a market they could certainly bust into a local HML  playground and take market share  as their rates are usually more competitive.

That way, if there ever is a problem down the line, you at least have something to point to that would suggest the mold is the tenant's failure to maintain the property in an adequate manner, and you have done everything in your power to provide a safe home.

You would be amazed the appetite out there to find a reasonably safe investment with someone who they know, that pays them at least 8% (which is the usual preferred rate these days for investors to ask for).
