If you are skeptical about debt and there are tens of thousands of investors who lost everything because of Debt so there is a good reason to be, then flipping 3-4 and buying one with the proceeds can be a great strategy.    

To be honest I was excited to have found such a good deal, so now since this guy valued it at 132,400 that kinda ruins my pleasant vibe of buying something at a good sale price.

So right now I am on track to spend $21k for the total house renovation, a few thousand more but still I am happy with my original 18-20k estimate. 

If you decide to go the DIY route, you can use a palm sander as some suggested but a belt sander is serious overkill and might ruin your walls.
