Tenants can basically get away with murder, on your dime, for a very long time before you can get them out.I mean, the deals out there may work in some cases but for all that is involved in making that happen, I assume head to a different market with way more industry, way less tenant-friendly laws, way more trees, and lower prices.

Just to use round numbers for illustration (I do not know DFW construction costs), IF DFW construction costs $100/sqft, one of those will cost 450k to build not including the land.
