Of course the title company will make it right for you but it is not a quick process and your money will be tied up until it is resolved.

I suggest you ask the other owner if the issue was resolved and when, that may help in finding an agreement or conveyance. :)

Give proof of service for eviction to county official , contact the county official that gave you the fine and let them know your working to get the issue resolved as fast as possible, include with your filing the notice from county about improper use for rental of the unit.File for cause usually less that 3 day hearing for that. and inspect before you file, if it's empty maybe they'll agree to vacate asap and give you the keys..
