Of course the title company will make it right for you but it is not a quick process and your money will be tied up until it is resolved.

I suggest you ask the other owner if the issue was resolved and when, that may help in finding an agreement or conveyance. :)

As much as our initial effort was to minimize your costs and not get a licensed electrician involved, we had no option but to call on a licensed electrician to investigate and resolve the issues.

Meanwhile his things are there and we can't do anything with the unit until this is all resolved.

Otherwise it clouds title until the matter is resolved. :)  

FYI I plan to make the site compatible to tablets and smartphones.

I will say in 25+ years I have only had a handful of title issues and they were all easily resolved .  

Give proof of service for eviction to county official , contact the county official that gave you the fine and let them know your working to get the issue resolved as fast as possible, include with your filing the notice from county about improper use for rental of the unit.File for cause usually less that 3 day hearing for that. and inspect before you file, if it's empty maybe they'll agree to vacate asap and give you the keys..
