@Eric Pinter  the reality is about 50% of all your foreclosures in the mid west are from failed landlords regardless of how they acquired the homes.I like to say that in the turn key model which can work well in all cities one just wants to buy at the top end.. leave the lower end for the locals who know it can self manage and have lots of them.Many of the turn key companies as you pointed out learned this pre 08 and have really stepped up their game and areas they invest in... and or resell in.

Investors don't want to purchase a "fancy" hotel room so it would pretty much be a purchase you make and don't resell.

No agent would buy a home for what it is worth, as they would lose money having to hold and resell.

Would it be worth the effort to divide the parcels, hold the MHP and tenants as they are on the 5 acres and resell the parcel with the 22 acres?

If you're renting it out, there's a much better chance that the numbers work and the property is cash flowing -- that means the lender has much more chance to be made whole should he have to foreclose and resell (he'll likely find another investor buyer). 3.
