We are in the negotiation phase with the bank! I need to find a good Private or Hard Money lender!

We are looking to buy a small house on a large lot. The purchase price is $38,500 with what I estimate (though it was only through a quick walk-thru) as $12-15k rehab to make it livable. The ARV is around 75k.

Our plan is to fix it up, doing most of the work ourselves. After it is fixed we will be owner occupying it. As the term for the loan approaches (or earlier if possible) we will refinance the house and pay off the loan.

Is there anyone who would be interested in financing this loan or know of anyone that I can contact? Any help is greatly appreciated!
