I have been advised to just rely on landlord/property insurance and Umbrella policies but I want that extra layer that an LLc brings. 

One concern is that property taxes in TX are high so I may need to rely more on appreciation to build future income rather than have a good income flow now (as payments on my cash-out refinance may equal or even be greater initially than rent). 

The way I see it, the PM in this situation is really relying on what is probably a 3rd party vendor, to be organized and get it done. 

Worst case, I have $80K in available credit card lines that I could rely on if it got bumpy for a moment.

I used to rely on a now older study by Lawrence Berkeley National Laboratory, which suggested a PV system may add up to a $5,911 per Kilowatt premium to value, but would decrease about 9% every year, due to degradation of the systems' effectiveness. 

His wife was still working her day job, so he relied on her for medical insurance. 

If I simply relied on the FICO as a criteria, I would miss out on some decent tenants.

An in-person inspection is recommended, but you can certainly rely on a professional inspector's opinion and act on that.

Or are investors relying on sites like Zillow and Realtor.com for interior information?
