A 2 bedroom apt rent around here is 1800 my holding costs where i am living is 1500 and I make 3000 a month from my regular job plus 300 positive cashflow from a rental property that is owned free and clear out of state that house is only worth about 50k .

Pick a place you want to visit on a regular basis, otherwise checking in on your rentals is a drag.

What's the purpose of a land contract over a regular purchase contract.

@Ethan G.I have removed 30yr old water heaters that were still working fine, but as a rule of thumb, we replace anything older than 10 - 12yrs.    

Take him/her to dinner regularly and discuss this with them.
