I don't even think it matters for government loans, honestly, and those are usually the most red tape around.If needed, go to (or call) a local lender (to the area where you are flipping this house, like everyone else, I doubt it's actually SD?)

There is a new government court house( about a 10-12 story tower) that just went up less than .5 miles up the street so I also get a feeling a lot of corporate tenants may be coming into town.Neighborhood is up and coming, there are tons of student housing rentals up the street with similar not rehabbed units renting out at $1300-$1400 a month.

There are pockets all over FWB that flood so always check the FEMA flood maps before you make an offer as flood insurance can be expensive and turn a decent rental in to a bad deal. 203k requires that you hire contractors for the rehab and has a fair amount of red tape but can work well to get into a property that other financing options cant touch.
