You can fix it up but to owner occupy and update I think that wouldn't be allowed. 

The reason being you are correct, many times the borrower is not qualified for the loan, so my response to that is why do I want to give a loan to a borrower who does not have the ability to repay.

Any mistake can create a domino effect and impact both investments.If your current investment is performing well, save up that money and use it to build a pile of cash for a new investment.

I am starting a park that will end up with roughly 20-25 lots on plot of land that's roughly 20 acres (including an existing 4/2 house).

I have read I need to set up a business account and not to co-mingle funds so I am working on that.   

Once you have a shortlist, sign up for an account with each one and test them extensively to see how they function.

Another reason to try to negotiate low with the seller.

Or are there still good reasons to talk with a real person?
