Regarding the lease agreement, if you don't understand what you signed, or worse yet, if it doesn't address this situation, you should seek legal counsel, then get a rock solid lease agreement and read it over and over until understand every aspect of it.

I hope your contract is solid and you might have to file a lien against the home so that he cant back out on you which will make it so he cant sell it out from under you.

If you have another bigger and better investment (like a large MF deal etc) and are low on cash then cashing out makes sense.Huntsville has at least 5 years of solid growth ahead so I would definitely recommend to keep holdin 'em!
